Tenant Policies & Procedures

Maintenance

Please submit all maintenance requests or questions using the Maintenance Request Form above. We’ll schedule work based on your stated availability, and tenants must be present during the confirmed appointment window. For any maintenance that requires third-party contractors, a refundable appointment hold deposit is required. The deposit will be returned in full when the appointment is kept or canceled with at least 24 hours’ notice.

Rent Payments

We accept rent payments electronically via CashApp, e-Check (ACH), and credit card for your convenience. A 3.25% processing fee—charged by the credit card company—applies to all credit card payments. Each month you’ll receive an automated email from [email protected] with your payment details. To ensure your rent is properly applied, all payments must be submitted as a single transaction or check unless otherwise approved.

Late Rent

We get that life happens, so there’s a one-week grace period for rent payments. After that, a late fee of $25 per day applies until the balance is paid. It’s the resident’s responsibility to ensure rent is submitted on time, and accounts are considered in default after 14 days of nonpayment.

Insufficient Funds

Resident(s) agree to pay a $35 fee for any check or ACH payment returned for insufficient funds (NSF), and will be required to make the next three months of rent payments by certified bank check or wire transfer. Any NSF payment is treated as a late payment.

Utilities

Residents must maintain Electricity and Gas utilities in active, working order throughout the tenancy. Utility shutoffs due to nonpayment, negligence, or intentional action are considered a violation of the Lease Agreement. Any damage caused by loss of heat, electricity, or related services due to Resident action will be charged to the Resident. Prompt reporting of utility issues is required to prevent property damage.

Option to Renew

Resident(s) may renew the Lease for an additional twelve (12)-month term at a 2.5% rent increase, beginning the day after the current Lease Term ends. All terms and conditions of the existing Lease will remain the same. This renewal option is available only if the Resident has not had any uncured Event of Default during the current Lease Term.

Expired Lease Agreements

If there is no current, fully executed Lease Agreement, the Resident is considered a Tenant at Will. Tenancy may be terminated by either party, and rent may be adjusted, with at least 30 days’ notice (one rental period). A Lease Agreement is valid only when signed by both parties. If either signature is missing, the agreement is not executed, and the Resident remains a Tenant at Will.

Alterations & Improvements

Resident(s), Tenant(s), occupants, and guests may not make any improvements, alterations, or install or change locks on the Premises without prior written approval from A&H Enterprises. Any alterations or improvements made—other than personal property that can be removed without damage—will remain with the Premises at the end of the Lease and become the property of A&H Enterprises unless otherwise agreed in writing. No penetration of interior or exterior walls is permitted, including the hanging or mounting of televisions or equipment on walls or ceilings.

Entry & Access Policy

We will provide reasonable notice before entering the Premises for non-emergency maintenance, inspections, or showings, typically at least 24 hours. In the event of an emergency—such as a fire, suspected gas leak, flooding, or safety concern—we may enter without prior notice to protect life and property. Residents are responsible for ensuring we can access the Premises during the scheduled window. Failure to provide access may result in fees or rescheduled appointments at the Resident’s expense.

Pest Control Responsibility

Landlord is responsible for addressing structural, pre-existing, or environmental pest issues. Residents must maintain the Premises in a clean and sanitary condition, properly store food, avoid creating garden habitats in close proximity to the house, and promptly report any signs of pests. Infestations arising from poor housekeeping, improper trash storage, or failure to report issues in a timely manner will be treated as the Resident’s responsibility. Any pest treatments resulting from negligence may be billed to the Resident.

Smoke & Carbon Monoxide Detector Compliance

Residents may not remove, disable, or tamper with smoke or carbon monoxide detectors under any circumstances. Tenants are responsible for replacing accessible batteries and notifying Landlord immediately if a detector is not functioning properly. Failure to maintain or report detector issues is a serious lease violation due to safety and legal requirements. Any damage or tampering may result in charges or enforcement action.

Assignment & Sublease

Resident(s) shall not assign or sublease any interest in their Lease or any part thereof without prior written consent. If written consent is granted, the Resident(s) will be responsible for all actions and liabilities of the Sublessee including but not limited to damages to the Premises, nonpayment of Rent, and any eviction process. Consent to one sublet shall not be deemed to be consent to subsequent subletting.

Renter's Insurance Requirement

Residents are strongly encouraged—and may be required by the Lease Agreement—to carry renter’s insurance with personal liability coverage. This protects the Resident’s belongings and provides coverage for accidental damage caused to the Premises. A&H Enterprises is not responsible for loss of personal property for any reason, including fire, water leaks, theft, or weather-related events. Proof of insurance may be requested at any time during the tenancy.

Illegal Activity

If Resident(s), Tenant(s), Occupant(s), or their guests engage in any illegal activity on the Premises or violate any provision of the Lease Agreement, we may terminate the tenancy at our sole discretion.

Lease Agreement

This does not supersede the Lease Agreement. Please refer to your executed Lease Agreement for terms specific to your property, lease, and lease term. If there is no current executed Lease Agreement, Resident(s) will be considered Tenants at Will.
